| MODULAR CONSTRUCTION is relatively new to California, while it is in great use out East. There are many reasons to consider using modular construction for building major parts of a residence. Bob is very excited about utilizing modular construction when helping residential clients realize their dream home. Bob will provide his normal professional architectural services to the client, but in a unique way, he utilizes modular construction in the design solution. He works within the confines of the local municipal ordinances, working cooperatively with the local Planning and Building Departments. The home may be a stock design from the factory, but will be customized for the client and site, as well as recognizing the special requirments of the modular industry. In addition to this creative architecture, he provides construction management. Doing so he bids out all parts of the work, and arranges to have the materials and various contractors on the site at the appropriate times. He prepares the drawings required for design communication, permits and construction. Regarding the modules he prepares the drawings for the factory. The factory then prepares their shop drawings of the work they will build in the factory. Bob will then review the drawings for conformance with the overall design. After Bob's approval, the plans are submitted by the factory to the state for their review and stamped approval. Bob will then assemble the State approved factory plans together with his plans and submit for the Building Permit. When the Building Permit is issued Bob organizes the local contractors to proceed with the site work, concrete foundation, underground utilities, etc. At the same time the factory starts to build the modules in the factory. This concurent construction activity greatly reduces the construction time! This also reduces the construction noise on the site which the neighbors appreciate. Bob visits the factory during construction. Bob is involved in the total process from initail programing of the clients desires to the Occupancy Permit.
